iAVM, the Intelligent AVM

Intuitive, powerful and fast, IntelliReal's Intelligent Automated Valuation Model (iAVM®) transforms data, grounded in real property, into meaningful business intelligence. Intelligent Property Reports are accurate, transparent, repeatable and traceable.

Customized AVMs and Flexible Reporting

IntelliReal understands that clients have custom and one-off needs. In addition to returning standard valuation, range and confidence scores, IntelliReal offers users the choice of nearly 200 additional parameters such as foreclosure, forecast, lien, list and sales spread, and zoning information. For PDF reports, end-users can choose which reports to include and tailor the order they are presented.

Customized Comp Selection

IntelliReal provides a default rule group for selecting comps based upon standard appraiser best practices. We also provide the ability to modify rules to precisely match end users' existing business practices. For example, an end user can select the weight to give the distance attribute, the distance increments to expand comp selection search, the limits of the search and the ability to adjust rules for rural properties.

Comp Scoring

IntelliReal scores each comp based upon how well it matches the subject property using the rule group in effect. Comps are reported in rank order.

Flexible Integration

Orders may be submitted in batch or on a one-off basis via a browser-based UI, an FTP site or a Web services call. iAVM returns valuations in PDF, .CSV, or XML formats.

Retro and Forecast | Distressed and Retail

iAVM can return retro valuations to a user supplied "as-of-date" as far back as 1994 and can accurately forecast one year into the future. A user can designate whether a property should be valued as a distressed or retail property.

Reconciliation

An interactive platform allows for unparalleled recon capabilities. Authorized users can update property characteristic to capitalize on the most up-to-date information and to review and override comp selection for the ultimate transparency and assurance.
