IntelliReal fully displays the data supporting each valuation, thereby allowing for easy reconciliation and full disclosure.

Traditional AVMs deliver a valuation, range, and confidence score. Some AVMs provide recent sales in the vicinity of the subject property, but it is not clear whether those values drive the subject's valuation. The end user is forced to rely on the confidence score to make a judgment on comp suitability, the appropriateness of the subject for use in an AVM, and the reasonableness of the valuation. This lack of transparency with traditional AVMs is unacceptable. IntelliReal displays not only the comps that directly support the valuation, but also the comps that were considered but not used. We provide insight into the neighborhood, including REO activity, home occupancy, and ranges of property characteristics within the neighborhood. Armed with this insight, a user can scrutinize the suitability of the comps, confidence score and the subject's fit within the neighborhood, and draw a reasonable conclusion as to the accuracy of the AVM.
IntelliReal’s property adjustment and comp selection functionality allows authorized users to apply additional or more up-to-date information than the system-generated data by changing property characteristics or selecting different comps. Any modification is documented on the report.
