IntelliReal defaults to industry best practices and also
allows rules to be tailored to conform to a customer’s
existing business practices

• Customization rules for comp selection and adjustment. Our default comp selection rule group is based on appraiser best practices. However, end users can tailor comp selection rules to match their business practices. For example, an end user can specify whether listings, recent sales, or both may be used as comps. Or, an end user can specify how much weight to place on distance, what distance increment to use to expand a search, limits on distances, and modifications for rural properties. All criteria for comp searches and comp adjustments may be customized so that users will have the peace of mind in knowing that the system is applying THEIR rules.
• Customizable data pulls and reports. In addition to appending the standard valuation, confidence score, and range, the end user may choose from over 200 other data fields to append to a batch AVM file, such as foreclosure fields, forecasted changes, lien information, list price, assessor value, and neighborhood zoning code. Customers may also define the report module and sequence of report module to essentially customize their report. IntelliReal also offers customizable rule groups that determine which area recent sales and area active listings are displayed on supplemental reports.
• Custom submission and delivery. Orders may be submitted in batch or on a one-off basis via a Web-based dashboard, Web services, or FTP site. Results are delivered as PDF files, .CSV files, or as XML.
• Customized AVM type. iAVM automatically uses a distressed valuation on all properties that are identified as distressed and a retail valuation on all properties that are not identified as distressed. However, the client can override defaults and value distressed properties as retail and retail properties as distressed.
